UltraFlex Advance is a premium water-based flexible roof coating and waterproofing membrane developed
for long-term protection across a wide range of roof surfaces.

Its silicone technology provides enhanced water repellency, while the flexible coating film helps
accommodate normal surface movement and forms a durable, rubber-like protective finish.

Advance is designed for professional roof-restoration and waterproofing projects requiring dependable
exterior performance and a complete protective coating system.

prepared roof surface.

COVERAGE AND APPLICATION RATE
For waterproofing performance, UltraFlex Advance must be applied at a total rate of approximately:
1 litre per m² in total
This total application rate is achieved through the complete specified coating system and not as a spread
rate per individual coat.
The actual number of coats required may depend on:
• Roof type
• Surface profile
• Surface porosity
• Application method
• Existing roof condition
• Required film build
The total specified material quantity must be applied to achieve the intended waterproofing film.

SURFACE PREPARATION
Before applying UltraFlex Advance:
• Remove dust, dirt, chalking, grease, mould and surface contamination.
• Remove loose, flaking or poorly adhering coatings.
• Repair damaged tiles, open joints and defective roof components.
• Remove rust from metal surfaces and apply the appropriate primer.
• Correct active leaks, failed flashings and structural defects.
• Repair cracks using the appropriate UltraFlex repair system.
• Ensure the surface is clean, dry, stable and correctly prepared.
• Prime porous or previously coated surfaces where required.
Waterproofing coatings cannot correct structural movement, failed roof construction or defective drainage.

APPLICATION
UltraFlex Advance may be applied by:
• Brush
• Roller
• Suitable spray equipment
Stir thoroughly before and during application.
Apply the product evenly in the specified number of coats until the full required material quantity and film
build have been achieved.
Allow each coat to dry sufficiently before applying the following coat.
Detailed application, drying and recoating requirements must follow the applicable Technical Data Sheet and
system specification.

• 20 L: approximately 20 m²

Coverage may vary according to surface condition, profile and application losses.

COLOUR INFORMATION
UltraFlex Advance is available in selected roof colours.
Special colours may be available subject to minimum quantities and manufacturing requirements.
Digital colours displayed on the website are only a guide. Final colour selection should be confirmed using
an approved physical sample wherever possible.

WARRANTY
UltraFlex Advance carries a 12-year paint-film warranty, subject to the applicable warranty terms and
conditions.
The warranty requires:
• Correct surface assessment and preparation
• Use of the specified primer and repair products where required
• Application of the complete specified system
• Application at the required total rate of approximately 1 litre per m²
• Compliance with the Technical Data Sheet
• Suitable weather conditions during application
• Proof of purchase
• Proper maintenance of the completed coating system
The warranty does not cover:
• Structural movement
• Defective roof construction
• Failed flashings or drainage
• Substrate failure
• Active rust beneath the coating
• Poor preparation
• Insufficient product application
• Damage caused by external factors

IMPORTANT LIMITATIONS
• Do not apply to dirty, damp, unstable or poorly prepared surfaces.
• Do not apply over active rust or loose existing coatings.
• Do not use the coating to correct structural defects or failed roof construction.
• Do not apply during rain or when rain is expected before the coating has dried sufficiently.
• Ponding, drainage defects and failed flashings must be corrected before application.
• The full specified quantity must be applied to achieve the intended waterproofing film.
• Coverage may vary on heavily textured or porous roof surfaces.
• Roof surfaces must be safe and suitable for access before work begins.
• UltraFlex Advance is not intended for permanent immersion or below-ground waterproofing
applications.
